The house is only twelve years old. Is the slab too new to coat?
Twelve years is comfortably past the point where fresh concrete moisture matters. The only genuinely new slabs we ask people to wait on are ones under roughly a year, where enough water is still leaving the concrete to interfere with the primer. At twelve years the question is bond, not moisture.
Will grinding cause a problem with my builder warranty?
Applying a floor coating is a finish, not a structural alteration, and grinding removes a fraction of a millimetre from the surface. That said, warranty terms vary and we are not the right people to interpret yours. If the home is still inside a Tarion period and you have any doubt, read the coverage first. We would rather you check than assume.
Is there really less repair work here than in older parts of Vaughan?
Usually, yes, and it shows up in the quote. Maple slabs have taken fewer freeze-thaw cycles and less accumulated road salt than an older garage in the established communities, so spalling and deep pitting are less common. Control joints still get filled and any cracking still gets addressed, but those are line items rather than the main event.
