Our house is brand new. How long should we wait before coating the garage?

The floor looks perfectly clean. Does it still need grinding?
Yes, and this is the most common misunderstanding on a new build. Grinding is not cleaning. A coating bonds to texture, and a smooth new slab offers very little, so the surface has to be opened mechanically. A floor that skipped that step can look flawless for a year and then release in sheets.
Will coating the garage affect our new home warranty?
A floor coating is a finish rather than a structural change, and grinding removes a fraction of a millimetre. That said, warranty terms vary and interpreting yours is not something we are qualified to do. If the home is still inside its coverage period, read the terms or ask the provider before booking.
There is white residue and paint on our garage floor. Is that a problem?
It is normal on a new build and it is not damage. Drywall compound, paint overspray and mortar droppings all come off during preparation. What matters is that they come off rather than get coated over, since anything sitting between the concrete and the primer is a bond breaker regardless of how thin it is.
Is a new floor cheaper to coat than an old one?
Usually, and the saving is real rather than a discount. Most of the variation in an older quote is removal, and on a clean slab that line is absent. What remains is preparation and the coating itself, which are predictable, so the range quoted tends to be narrower as well as lower.
Can the basement be done at the same time as the garage?
Often, and it is worth asking. The two are quoted separately because a below-grade slab needs moisture testing that a garage above grade usually does not, but doing them on the same visit avoids paying twice for setup. The basement is the one more likely to need a wait on a very new build.
