How old are the slabs around here?
Nearly all of them fall between 1991 and 2005. Just over half the neighbourhood went up in the 1990s and most of the remainder by the middle of the 2000s. That is unusual in Vaughan: in older Woodbridge the slab ages span decades, so every quote starts from scratch. Here there is one age band to plan around, and the assessment can go straight to what has happened to the floor since.
Does a newer slab mean less preparation?
Less repair, not less grinding. You rarely see the deep salt pitting and joint spalling that decades of winters leave on much older concrete. What you get instead is a hard, power-troweled surface that has closed off, and that has to be opened with diamond tooling before a primer will bond to it. The grinding hours stay; the patching hours drop.
Someone painted my garage floor years ago. Does it have to come off?
Yes, all of it. A new coating is only as sound as what it is stuck to, so leaving an old layer in place transfers that layer's bond failure into your new floor. It comes off by grinding, and how long that takes depends on how much was applied and how well it stuck, which is why removal is quoted as a range rather than a fixed figure until the machine is on the slab.
My lot backs onto the valley. Does that change the basement floor?
It changes what gets checked, not whether the floor can be done. Branches of the Humber run down either side of Sonoma Heights, and lots sitting on the slope get their grading and drainage looked at before a basement coating is committed to. The moisture reading on the slab still decides the system, and that reading is taken on every below-grade floor regardless of where the lot sits.
Will you quote a single-car garage on a semi?
Yes, the same way as any other floor. There is no minimum square footage. Can the garage be coated in winter?
Often, but it is decided with a thermometer rather than a calendar. Two numbers have to hold: the slab has to be warm enough for the material to cure the way the datasheet says, and it has to stay clear of the point where moisture condenses on the surface. An unheated garage here in deep winter fails both, so heat is brought in and held for the whole cure. Where that cannot be arranged, we will book you for spring and say why.
