- Topcoat chemistry. Epoxy, polyaspartic or a hybrid, chosen for cure speed, UV stability and the season you are installing in.

Meltwater and salt find the weak line first. Perimeters, the apron at the door, control joints and the transition to block all get detailed rather than feathered out.

We look at hardness, existing coatings, oil saturation, cracks and joints, and run a moisture test. This is what decides the system, so it happens before any number is quoted.

Quote the system in writing
You get the full build — profile, primer, base, flake, topcoat — with a price range and the cure schedule that comes with it. Extras like cove base or the apron are itemised separately.

Schedule and protect
We confirm a date once material lead times and garage temperature both work. Walls, door tracks, the driveway edge and anything staying in the space get masked before a grinder starts.

Install to the quoted build
Grind, repair, prime, base, broadcast, topcoat. Wet film thickness is checked as we go, so the floor that gets installed is the one that was priced.

Cure, inspect and hand back
We walk the finished floor with you, hand over the three return-to-service dates and a one-page care sheet, and note what was used in case a section ever needs a repair.
Pricing honestly
What affects the cost of a garage epoxy flooring service
We do not publish a per-square-foot rate, because the same garage can differ by a factor of two once the slab is assessed. These are the variables that decide it.
Slab condition
Spalling, pitting, oil saturation and old failing coatings all add removal and repair time before any coating is applied. This is the single biggest swing.
Square footage and shape
A three-car bay is cheaper per square foot than a single. Alcoves, steps, floor drains and a separate storage room add edge work, and edges are slow.
System and build
A full-flake broadcast with a double topcoat costs more than a light chip build. Fast-cure polyaspartic materials cost more per litre than standard epoxy.
Moisture
If testing shows vapour drive above what a standard primer tolerates, a moisture-mitigating primer is required. It is not optional and it is not free.
Access and season
A garage that must stay usable, or a winter install that needs the space heated to hold material temperature, both add time on site.
Extras
Cove base up the wall, anti-slip aggregate, a second colour band, or coating the apron outside the door are all itemised rather than buried.

Clear and mask
The garage needs to be empty: shelving, freezer, bikes, the lot. Walls, door tracks and the driveway edge get masked before grinding starts.

Diamond grind
Planetary grinders with vacuum extraction open the concrete and remove any sealer or coating. Edges are ground separately by hand.

Repair and re-grind
Cracks, spalls and control joints are filled with a rigid repair material, then ground flush so the repair does not telegraph through the finish.

Prime and base coat
Primer goes into the open profile, then the pigmented base while the primer is still in its recoat window.

Broadcast flake
Flake is thrown into the wet base until the surface refuses more. Once cured, the excess is scraped and vacuumed back to a flat plane.

Clear topcoat
One or two clear coats depending on the build, rolled at the specified wet film thickness. Anti-slip additive goes in here if it was quoted.

Cure and hand back
You get written times for foot traffic, for putting furniture and shelving back, and for driving on it. Those three numbers are never the same.
