What the floors are like here
The industrial condo stock around Highway 7, Keele and Dufferin runs from older units with tired, sealed slabs to newer builds still on bare concrete. Both need the same honest starting point: what runs across this floor, how heavy is it, and what gets spilled on it.
Forklift and pallet-jack traffic is the deciding factor. Point loading from hard wheels destroys a thin decorative build, so the thickness and the resin have to be matched to the equipment actually in use.
What that means for the quote
Commercial quotes are built around downtime as much as square footage. Most Concord units cannot stop work for a week, so installs are phased by section, or run overnight and across weekends.
Where the unit is leased, landlord approval and any fire route, drain or coving requirements need settling before the schedule is set. We will flag what needs sign-off rather than assume it is handled.
What we usually install
Higher-build epoxy for load-bearing areas, chemical-resistant systems in wash and service bays, and slip-resistant broadcast where floors get wet. Line marking, safety colours and coved edges are specified at the same time rather than added later.
