The first two stages are identical whatever the building is. The last two are where a home basement and a commercial storage floor stop having anything in common.

  1. Take a proper reading

    A probe goes into the slab and is read after its full dwell time. A surface check measures the top few millimetres, which on a below-grade floor is the least informative part of it.

  2. Let the number choose the primer

    Below a threshold a standard primer works. Above it, a moisture-tolerant primer goes down instead. This step is the same in a house and in a warehouse basement, and it is the one most often skipped in both.

  3. Diverge on the specification

    A home basement is judged as a room: colour consistency, a clean line at the skirting, an agreed finish. A storage floor is judged on durability and cleaning, and wants none of that attention spent on appearance.

  4. Install and hand back

    The build goes down, edges are cut in appropriately for the space, and you get separate dates for using it and for loading it.

Commercial lower levels are frequently the last floor anyone thinks about and the one taking the most abuse, since stock, bins and trolleys all end up down there. Specifying it as an afterthought at residential standard is how it fails within a year.

Is a commercial lower level treated differently to a house basement?
After the moisture test, entirely differently. A storage or service area is specified for trolleys, stock and cleaning, with a durable finish and coved edges where it gets washed. A home basement is specified as a room. The testing is identical; nothing after it is.
Our storage basement floods occasionally. Is coating pointless?
Not pointless, but it will not stop water arriving. A coated floor dries out and cleans up far better than bare concrete or any floor covering, which is a genuine advantage in a space that takes water. What it does not do is address why the water is getting in, and that is worth solving separately.
Can you get equipment down a narrow staircase?
Usually, and it shapes the timeline. Smaller machines go down by hand and dust extraction runs from below. A tight or turning staircase adds handling time and occasionally limits which equipment can be used, which is why it is worth mentioning when you first ask rather than on the day.
How disruptive is it in an occupied building?
Grinding is loud and it carries through a building, so in a commercial property it is normally scheduled outside business hours. In a house, the noise is confined to the working day and the odour depends on the system, with low-odour builds available where the basement opens onto the rest of the home.
What about the mechanical room?
It gets coated around the plinths and fixings rather than under them, which adds cut-in work and gets quoted as its own line. Where equipment is due for replacement anyway, doing the floor during the changeover produces a much better result than working around it.
Does a commercial lower level need coved edges?
If it gets wet-cleaned, yes, and it is the single most useful detail down there. A coved junction turns the floor and the wall base into one continuous surface, so water and debris cannot sit in the seam. In a dry stockroom it is optional and usually skipped.
