Basement epoxy flooring in Woodbridge

A basement slab poured in Woodbridge in the late seventies was very often laid straight onto gravel with no sheet of polyethylene beneath it. Four decades later that slab is still passing water vapour upward, quietly, every day of the year. What Our Process Is

Every stage below is arranged around one question that does not come up in a garage: how much water is moving up through this slab, and what will tolerate it.

  1. Moisture test first

    A relative humidity probe or calcium chloride test sits on the slab and is read after the manufacturer's dwell time. Skipping this is how a basement floor blisters three weeks after handover.

  2. Read the number, pick the primer

    Below a threshold, a standard penetrating primer is fine. Above it, a moisture-mitigating primer goes down instead. That single decision is usually the largest line item in a basement quote.

  3. Access and ventilation plan

    Materials come down a staircase, not through a garage door, and the house stays lived in. We agree the route, the ventilation and which rooms stay usable before a date is held.

  4. Install and re-occupancy

    Coating, coving where it is specified, then a written re-entry time for the room and a separate one for putting furniture back on it.

Where a previous owner glued down tile or carpet, the adhesive comes off with the grinder as part of stage one. It slows the job and it is quoted as its own line, because the amount of it is only ever visible once the first pass is cut.

Do I have to empty the whole basement?
The area being coated has to be clear to the wall line, but the work can be phased room by room if the basement is finished and full. Phasing costs a little more in setup time and it means two shorter disruptions instead of one long one, which for most families is the better trade.
Will the house smell during the install?
Some, and for how long depends on the system. Standard epoxies have a noticeable odour for the first day. Where the basement opens onto the rest of the house, we specify a low-odour build and run ventilation, and you get a realistic answer about that before the booking rather than after.
My basement took water once. Can it still be coated?
It depends on why. A one-off from a failed sump or a backed-up drain is a plumbing event and the floor is fine to coat once it has dried and been tested. Water arriving through the slab or up through a crack is a different problem, and a coating over it hides it rather than solving it. Working out which of the two it is comes before any quote.
There is old tile and glue on the floor. Does that come up?
Yes, all of it. Adhesive residue is a bond breaker, so it gets ground off along with the top of the slab. Tile from a certain era can contain asbestos, and where the age suggests that, testing has to happen before anyone grinds. That is a specialist step and we will say so rather than proceed.
Can you coat the stairs and the cold room too?
Both, and they are worth doing at the same time. Stair treads take an anti-slip additive as standard. A cold room has its own humidity profile and sometimes wants a different build to the main floor, which gets noted separately on the quote.
Is a coated basement floor cold underfoot?
It is exactly as warm as the slab beneath it, which is to say cool. A coating is a few millimetres of resin, not insulation. If warmth matters, the honest answer is that an insulated subfloor system solves that and a coating does not, and the two are sometimes combined.
